By far the nicest, most thought out vacation rental we have ever stayed in. I chose this space originally because we were bringing 4 kids (ages 2-10) and the garage looked like a fun space for them to play. On top of that the house had toys, a high chair, 2 extra twin size sleeping mats, a travel crib, kids plastic plates/cups/bowls, bath toys, and even a stepping stool for the kids in the main bath. Why do I need a co-host?

Short-term rental investing is not passive. It's often said that it's 20x more work to manage a short-term rental than a long-term rental.

Whether this is a second home for your family or strictly an investment property that produces an income stream, homes need care and attention. Working with a professional company like Core Memory Retreats will give you peace of mind that everything will be cared for and ready when you or your guest come visit.

How do I transition to co-hosting if I already have a listing?

It's easy because we use your existing listing. On Airbnb we will add ourselves as a co-host and both have access to the listing. On Vrbo we will temporarily replace you as the owner of the listing, but you will still have access.

Can I work with you if I'm already under contract with someone else?

Yes, most contracts have an end or cancel clause. We can look at that with you and strategize the best way to end your current contract with the least hassle and lost revenue.

Which areas do you service?

We are not location specific, but primarily focus on vacation markets in the western US.

Do I have to sign a long-term contract?

No, our partnership agreement has no term length. The relationship can be ended by either party with a written 30-day notice.

What in-home technology do you use?

All properties we work with will need Schlage Encode door locks and Ring Doorbell cameras. We sometimes will also use Ring cameras around the exterior of the home depending on the need.

We also often use StayFi wireless routers which allow us to legally collect guest contact information for marketing purposes.

How can I stay up to date with what's happening at my property?

Up to you! At a minimum, we will send you a monthly report. We are also happy to have a routine monthly call to review. We can copy you on all booking emails if you'd like (some people like to see it, others prefer just a monthly summary). Additionally, you will have access to the listings and can review bookings and communication at any time.

How do you find local cleaning and maintenance support?

If you do not already have a team, we will advertise locally for cleaners and home maintenance professionals with experience in short-term rentals. We contact the applicants, conduct the interviews, and hire them on your behalf (you are welcome to be involved in this or leave it to us). We have systems and processes in place for managing these support teams to ensure high-quality work.

What software do you use to manage the property?

We use a channel manager called Hospitable to ensure bookings and messages sync between platforms. We use Pricelabs, which is the best dynamic pricing software on the market. We also use MarketMySTR for our off-platform marketing.

Do you allow pets at the homes you co-host?

This is up to the owners. In properties we own, we generally do not allow pets since it's so much more work for the cleaning team and almost impossible to fully remove signs of pets (hair, scratches, etc).

How do you manage supplies?

We will inventory and manage them for you, so this is not something you need to think about.

Are there restrictions on how often I can use my home?

This is totally up to you!

Do you create or manage our direct booking site?

If you'd like, we can create and manage a direct booking site which can be a great way to reduce fees and maximize ROI on off-platform marketing.
